General Description

This one-story house was constructed as a joint training project by the following programs at Central Community College-Hastings Campus: Construction Technology, Heating, Air Conditioning and Refrigeration, and Electrical Technology.

This beautiful ranch style house has 1,918 square feet of living area. There are three bedrooms with abundant closet space in each bedroom. The main bathroom includes a tub/shower, 2 Onyx sinks in the color of Bronzite as well as a center drawer stack, and a linen cabinet. The master bath includes 2 Onyx sinks in the color of Bronzite as well as a center drawer stack, a custom Onyx shower in the color of Bronzite, with custom tile up to the ceiling, provided by Jacobi Carpet One, and linen cabinet. The utility room/bath includes shower, sink, and washer/dryer hookups as well as utility wall cabinets. The living room features a vaulted ceiling with rustic ceiling beams. The large dining room features a coffered ceiling with rustic ceiling beams and chandelier. The large master bedroom also has a coffer ceiling with rustic ceiling beams and a custom walk-in closet with 2 towers and adequate storage. The kitchen displays custom-built Alder cabinets including granite countertops and a quartz sink with a raised peninsula bar decorated with an elegant stone veneer. This home also includes a back entry with a convenient coat closet, and a large utility room and 3/4 bath conveniently located by the rear door. The utility room is very spacious. It includes a hidden toilet, a walk-in shower, and ample amount of space for laundry while still maintaining a full swing door.

The house has a “maintenance-free” exterior, cladded with ridged stack LP smart siding preventing any lap siding from pulling away from the wall. The front entrance is cladded with an elegant stone veneer which will go all the way up to the soffit – color is “Flat Colorado” The front entry door is a fiberglass door with leaded glass. The rear door is steel clad. The patio door is a 6’ Pella french-wood sliding door. The Designer Series windows and patio door allow for installation of mini blinds between the glasses. Pella Designer casement windows are found throughout the house.

Alder Craftsman style three panel doors and Alder custom trim are used throughout the house for durability and beauty. All trim, cabinets, and doors are stained with EZ stain, Color – Mediterranean. All hardware is in the color of Oil Rubbed Bronze.

All of the walls in the house have been primed and have two coats of PPG 1097-3 Toasted Almond (warm, light and neutral colored, grayish brown) high-quality paint.

The floor coverings, kitchen backsplash, and shower tile, will be provided by Jacobi Carpet One. The home will feature an elegant LVP (Luxury Vinyl Plank) flooring in the living room, dining room, kitchen, hallways, and entry ways. The LVP flooring will include a durable PVC core, which aids in noise reduction, as well as being fully waterproof. The living room will also feature a room sized area rug. The bathrooms will feature an LVT (Luxury Vinyl Tile) glue down tile. The custom shower will include tile all the way up to the ceiling. The kitchen backsplash will go all the way up to the bottom of the cabinets. The bedrooms and closets will feature a durable back picking, cut pile carpet with a soft carpet pad underlayment. 

Heating-Cooling

An air-to-air heat pump (with a rating of 13 SEER or greater) with an electric 20 KW furnace back-up will be provided with the house, but not installed.

The heating and cooling duct system is installed in compliance with the Uniform Mechanical Code Latest Edition.

Electrical

The electrical service has a 200 amp, 40 space Siemens panel. Additional circuits are available for future basement and garage wiring once the house has been moved and set on a permanent foundation. All wiring is done in accordance with the National Electrical Code. Electrical wiring has been inspected and approved by the State of Nebraska. Smoke detectors are installed for the homeowner’s protection. Ceiling fans are installed throughout the house. Category 5E telephone cables, TV wiring, and outlets installed. The house also features built-in surround sound in the living room area. Other features include: exterior soffit can lights, Christmas light outlet conveniently located in the soffit, adequate LED can lighting throughout the home, a jamb light in the large walk-in pantry, TV hookups in the Master Bedroom, a conveniently located floor outlet in the living room, plenty of outlets in the kitchen, and under and over low voltage kitchen cabinet lights.

Plumbing

The water supply is Pex and has schedule 40 above drainage and vent piping system. The plumbing and drainage systems are roughed in below the first floor for easy hookup after the house has been set. Outside sill-cocks are 10” anti-siphon, freeze-proof type. All Moen fixtures.

Energy Conservation

The exterior walls have closed cell spray foam insulation providing an R-value of R-21-35, as well as increasing the structural integrity of the home by over 300%, and an air tight seal. The interior walls have R-13 insulation which will assist in noise reduction. The ceiling/ under rafters have open cell spray foam insulation to produce an R-value of R-40-60 insulation value. Open cell spray foam is sprayed on the underside of the roof trusses, which allows for adequate attic storage space, and due to the breathability of the product, will allow airflow throughout the attic, and will also make it possible for any possible roof leaks to be detectable.

Roof trusses were built with a 12” energy heel, this allows maximum insulation over the exterior walls.

Insulating spray foam is installed around windows and doors. Zip system wall sheathing, from the makers of Advantech subfloor (very trustworthy brand), and flashing tape were installed on the exterior walls, which allowed the home to be protected from weather at a much earlier stage in the build. The zip system is also structurally stronger and provides a reliable exterior moisture barrier around the home.

The Pella Designer Series clad windows and French-wood sliding door have high performance Low E glass. Factory prefinished by Pella in Provincial, the windows and doors require no exterior painting.

Terms of the Sale

The terms of the sale are cash; owner is responsible for insuring the house immediately upon purchase – 25% down on the day of the sale and the balance due within 15 days and prior to the moving of the dwelling. Final payment made by cash or certified check. Sale price is subject to sales tax. The house must be moved from the premises no later than August 2, 2019, unless other arrangements have been made with the Central Community College-Hastings Campus President.

The concrete and wood foundation, girder posts, and exterior steps are not sold with the house. The house is to be purchased as is and the College will not supply materials or labor beyond May 1, 2019.

The college reserves the right to enter the house and retain possession of a key after the sale and until the house is moved.
